Translate operations into a practical floor plan
Organize reception, exam rooms, staff support, clean and soiled workflows, mechanical systems and patient privacy before production drawings begin. Begin with daily users and the sequence of work. Record peak occupancy, public and staff circulation, furniture, equipment, storage, acoustic needs, daylight, security and accessibility. Then coordinate those requirements with module dimensions, structural connections and transportation limits.

Coordinate the design with the property
A workable floor plan still needs a workable site. Confirm zoning, setbacks, fire access, parking, grading, drainage, soils, foundations, utilities, delivery routes, staging and crane access. State modular review and local site approvals may run on parallel tracks, so responsibilities and submission dates should be clear.
Define enough scope for comparable proposals
Give providers the same square footage, room list, exterior intent, interior finish level, structural criteria, mechanical and electrical needs, plumbing fixtures, technology, security and site assumptions. Separate the factory building price from foundations, utilities, transportation, crane setting, installation and final site work.
